Campbell Crossing — What You Need to Know

On-post housing at Fort Campbell is managed by Campbell Crossing LLC, with approximately 4,457 homes across the installation. Options include 2–5 bedroom single-family homes, duplexes, and townhomes suited for a range of family sizes and pay grades.

One significant financial advantage — all major utilities are included in your rent. Electric, water, sewer, gas, trash, and recycling are covered. Off-post renters routinely pay $250–300/month for electricity alone during Clarksville’s hot summers. On-post residents pay zero.

THE COMMONS AT PIERCE VILLAGE

Located on the north side near Gates 5, 6, and 7. Homes include 2–5 bedroom single-family homes and 3–5 bedroom townhouses. Schools, parks, and a community center with a fitness room are all within walking distance.

Eligible ranks: E1–E9, CW1–CW5, O1–O3, retirees, and DoD civilians.

THE COMMONS AT WERNER PARK

Home to general, senior field, and company-grade officers, as well as junior NCOs. Options include 2–4 bedroom single-family homes, duplexes, and townhomes. Within walking distance of elementary and high schools.

Eligible ranks: E1–E9, CW3–CW5, O1–O5, retirees, and DoD civilians.

 

HOW IT WORKS

On-post housing is managed by Campbell Crossing. Rent is paid via BAH allotment — automatically covering rent, all utilities, and renters insurance. You never write a check.

 

There is one waitlist at a time. Your position is determined by rank and date of rank. You cannot move in until you have in-processed the installation.

 

Pet friendly with breed restrictions — all pets must be approved by Campbell Crossing before move-in.

 

Early school enrollment is available up to 90 days before move-in with a Campbell Crossing school letter.

 

E1–E5 single and unaccompanied soldiers are required to live in barracks unless otherwise approved by the garrison commander.

2026 BAH RATES — FORT CAMPBELL

Fort Campbell uses the Fort Campbell, KY Military Housing Area for BAH calculations. 2026 rates range from $1,470/month (E-4 without dependents) to $3,030/month (O-6 with dependents).

 

BAH covers your rent, utilities, and renters insurance when living on post — meaning your out-of-pocket housing cost is effectively zero.

 

Always verify your specific rate using the DoD BAH calculator before making any housing decisions.

All on-post schools are operated by DoDEA — Department of Defense Education Activity. Tuition is free for eligible military families.

⚠ DON'T SKIP THE HOUSING SERVICES OFFICE (HSO)

The HSO is your first stop — not your last resort.

If you arrive at Fort Campbell with PTDY authorized, report to the Housing Services Office BEFORE you sign into Replacement. If you sign into Replacement first, Finance will charge you regular annual leave instead of PTDY.

That mistake costs you days you can't get back.
